  1. Purchase and Sale Agreement Written
    1. Plan, Homesite, and Structural Options chosen at Model Home with New Home Consultant

  2. Pre-Construction Process– approximately 45 - 60 days depending on municipality
    1. Mortgage Approval-within 14 days of contract.
    2. Plan Review - Meet with builder prior to Design Studio appointment at the Design Center to review plans, homesite layout, options, and schedule.
    3. Design Appointment with Design Professional to choose colors and non - structural options scheduled within 21 days of contract.
    4. Permitting Process - approximately 30 - 45 days, includes structural engineering, lot grading approval, and plan review by municipalities does not begin until after you sign off on your color selections.

  3. Construction Process – approximately 100-120 days (depending on plan size)
      1. Pad built and slab formed
      2. Under slab Rough Plumbing
      3. Slab Poured
      4. Framing- includes windows and doors as well as roofing
      5. Rough Mechanicals (plumbing, HVAC, electrical, low voltage)
      6. Insulation
      7. Frame Meeting with New Home Consultant and Construction Manager to discuss option(s) placement and to provide updated construction schedule
      8. Drywall Hang and Finish – Exterior finishes begin
      9. Wood Trim
      10. Paint
      11. Cabinets and Tile – Driveway poured and yard graded
      12. Closing Preparation - Within 45-60 days of closing and Holder Johnson Closing Department and Lender will call to confirm schedule
      13. Trade Trims (Plumbing, HVAC, Electrical, low voltage)
      14. Pre-carpet punch-out and paint – Landscaping Installed
      15. Carpet Installed

  4. Closing Process - approximately one week
    1. New Home Orientation – Meeting with Construction Manager at home one week prior to closing to familiarize Customer with systems and maintenance of their new home
    2. Sign-off Appointment – 24 hours prior to closing Customer meets with Construction Manager to ensure all items noted on Orientation are completed
    3. Closing – Customer closes with Clifford B. Newton, Attorney at Law
