Frequently asked questions about custom homes.

Q – What sets HJ Homes apart from other builders?

A – We build relationships as well as homes. We have a passion for home building and look forward to making forging new friendships with every home we build. You will deal directly with the owner/builder throughout your build process.

Q – Can you supply me with references?

A – Yes, of course. We have been in business for many years and have a long list of past clients and projects. We would be glad to share references with you, and we encourage you to call them and ask what it was like to work with our company. We would suggest that you do the same for any contractor you are considering. Interviewing a reference is your opportunity to discover a lot about the contractor, so it is worth the time to make a few calls.

Q – Can we use our own house plan?

A – You can choose to customize one of our house plans or we can help you design one of your own.

Q – What does “Design-Build” mean?

A – Design-build is a method to deliver a project in which the design and construction services are delivered by the same company. The streamlined communication process from one team to the other provides an efficient, unified flow of work from concept through completion. This encourages innovations from the designer and builder working together to deliver a better project than initially imagined.

Q – We don’t own a home site yet, can you help?

A – Yes, we have a full service Real Estate Brokerage that can assist you in your lot search and purchase.

Q – How do we confirm our land is a buildable?

A – We provide a free lot assessment to help you understand the costs of building on your lot and if further testing is needed.

Q – What if our lot requires well and septic?

A -We can provide the permitting and installation for both well and septic.

Q – What kind of financing is required?

A – A construction/per loan is required for most custom lots. We have several lenders that we work with and can assist you with the process.

Q – Is there an average Price per sq ft on your homes?

A – Home pricing is based on many things, number of floors, type of architecture, overall SF, interior and exterior features, etc. We work with our buyers to build them the best home possible that falls within their budget and beyond their expectations.

Q – Is it more expensive to build a custom home?

A – Not necessarily. It depends on your tastes and the choices you make for your home. A speculative builder may choose finishes or products that are less expensive to keep the price competitive, if you choose the same quality of finishes and materials, your home would be in the same price range.

Q – How do we make design selections for our new home?

A – We will assist you every step of the way in designing your dream home. From kitchen design to landscaping we have a team of professionals ready to meet with you and make your dreams a reality.

Q – Can we use our own contacts to supply materials and/or labor during the build process?

A – We have relationships with the best vendor and sub-contractors in the area that are dedicated to giving us the best service and the best price. These relationships allow us to build you the best home possible, on budget and on time.

Q – Can we make changes during the construction process?

A – While we focus on having all of the selections made prior to construction start we realize that changes along the way are part of the construction process. You will be instructed throughout the process when changes are allowable and when they are not. Change orders fees can apply for items changed after construction begins.

Q – How will we know what the total cost will be when finished?

A – You will know the final sales price of your home before you obtain your loan or construction begins. If any changes are made along the way we will update your pricing at that time so there are no surprises.

Q – If building material costs increase after work has begun, how does that affect my project?

A – Once we sign your contract, which is a fixed price, your price is locked in. Our trade partners and suppliers will honor the prices given to us at the time of your contract.
